…is a Main Street America™ Accredited program included in the national network of more than 1,200 neighborhoods and communities who share both a commitment to creating high-quality places and to building stronger communities through preservation-based economic development. All Main Street America™ Accredited programs meet a set of National Accreditation Standards of Performance as outlined by the National Main Street Center. uses the Main Street Four Point Approach ® to create and promote a positive downtown experience for residents, businesses, and visitors. Specifically Eau Gallie Arts District Main Street works to: build community consensus and use resources collaboratively; maintain a distinctive appearance in keeping with downtown’s Old Florida charm; stabilize the economic environment, strengthening and retaining existing businesses and filling vacancies and; market a positive image of the downtown through advertising, public relations and digital media, and promotional events.

Downtown infrastructure is a major public investment.
Only healthy businesses in buildings assessed at full value generate taxes that give taxpayers a good return on this public investment.

The Main Street Four-Point Approach

EGAD uses the Main Street Four Point Approach ® to create and promote a positive downtown experience for residents, businesses, and visitors.

  1. Organization involves building a framework of stakeholders that includes property and business owners, citizens, business associations, and public officials working together together to see revitalization occur.

  2. Design enhances the attractiveness of the business district. Historic building rehabilitation, new development, street clean-up, banners, landscaping and lighting all improve the physical setting of a business district as a quality place to shop, work, walk, visit and invest.

  3. Promotion creates excitement for the district. Promotion involves marketing an enticing image to investors, shoppers, and visitors.  Special and retail events are ways to stimulate customer traffic.

  4. Economic Vitality involves analyzing market forces to develop long-term solutions to revitalization. New businesses, creative use of space, and sharpened competitiveness are outcomes of a more vital business district.
